Certainly the big box craze is very bad for green house gases. One has to drive to a big box store or bus it and walk large distances. It also then wastes much potentially arable land or intensification efforts.
That said I think you are spot on with your analysis of traffic problems to Nordstrom. It's a hella walk from the LRT in the basement after coming up seemingly 20 stairs and walking to the bridge. Downtown businesses have been struggling as well since the pandemic. Hopefully we get something that works in that location in the next year.
